Tenant Fees for securing a tenancy with London Estates

(All our fees are inclusive of VAT)

Once your offer on a property is agreed, our fees upon your application are:

  • Holding Deposit Fee - £500 will be requested upfront as a sign of your commitment. Once this is received, the property will be withdrawn from the market and all outstanding viewings will be cancelled. This amount is non-refundable, but will be deducted from your first months rent if you proceed to tenancy. For properties of £2,000 pcm or more we will request 2 weeks rent for the holding deposit.
  • Referencing Fees - The charge is £60 for each prospective Tenant and £60 for each prospective Guarantor. The referencing fees are requested upfront and they are non-refundable.
  • Agreement Fee - £250 per Tenancy

Fees during Tenancy:

  • Change of Tenant or Additional Tenant - £60 for the contract amendment and £60 for referencing.
  • Contract renewal fee - £120 per Tenancy will be charged to cover our administration costs.
  • Letter sent by London Estates regarding late or non-payment of rent - £25

Fees when you vacate:

  • Check out Fee – The amount of the independent inventory clerk’s invoice for conducting the Check-out. Usually Check out fees for 1 bedroom property are £120, for a 2 bed £140, for a three bed £160 and for a four bed £170, depending on the furnishings.
